  • Spalling on the crown surface. Concrete flakes and chips away when water has soaked in and frozen. In the Financial District, where East River wind drives rain at an angle, we see spalling on crowns that looked fine two winters earlier.
  • Missing mortar around the flue tile joints. The crown isn’t just the flat concrete; it includes the wash around each flue tile. When that mortar erodes, water follows the flue tile down inside the chimney chase.
  • A rust line or staining on the brick just below the crown. That’s the telltale of a drip edge that isn’t doing its job. Water is running down the face and carrying dissolved concrete and soot with it.
  • Hairline cracks that were caulked and keep reopening. Once a crack runs through a crown, caulk will not hold it. The thermal expansion and contraction of the masonry reopens every repair that isn’t replaced at the structural level.
  • Efflorescence on the chimney exterior. The white powdery deposit means water is moving through the masonry and carrying salt out with it. The crown is usually the entry point.

You can safely check your crown from a rooftop access point or a window above the roofline: look for flaking concrete, missing mortar around the flue tile, and any crack wider than a dime. What you shouldn’t do is get onto the roof with a bucket of crown coat and try to reseal it.
